Understanding Your FICO Score and How it Affects Home Buying
Home buyers who are seeking a mortgage find out early-on that their credit score plays an important part in the home buying process and in determining the interest rate that a lender offers.

What is a credit score?
A credit score is a number that lenders use to estimate risk. Experience has shown them that borrowers with higher credit scores are less likely to default on a loan.


How are credit scores calculated?
Credit scores are generated by plugging the data from your credit report into software that analyzes it and cranks out a number. The three major credit reporting agencies don't necessarily use the same scoring software, so don't be surprised if you discover that the credit scores they generate for you are different.


Why are credit scores sometimes called FICO scores?
The software used to calculate a great number of credit scores was created by Fair Isaac Corporation--FICO.


Which parts of a credit history are most important?
The pie chart above right shows a breakdown of the approximate value that each aspect of your credit report adds to a credit score calculation. Use these percentages as a guide:


35% - Your Payment History
30% - Amounts You Owe
15% - Length of Your Credit History
10% - Types of Credit Used
10% - New Credit

Your Payment History Includes:

Number of accounts paid as agreed

Negative public records or collections

Delinquent accounts:

total number of past due items

how long you've been past due

how long it's been since you had a past due payment


What You Owe:

How much you owe on accounts and the types of accounts with balances

How much of your revolving credit lines you've used--looking for indications you are over-extended

Amounts you owe on installment loan accounts vs. their original balances--to make sure you are you paying them down consistently

Number of zero balance accounts

Length of Credit History:

Total length of time tracked by your credit report

Length of time since accounts were opened

Time that's passed since the last activity

The longer your (good) history, the better your scores

Types of Credit:

Total number of accounts and types of accounts (installment, revolving, mortgage, etc.)

A mixture of account types usually generates better scores than reports with only numerous revolving accounts (credit cards)

Your New Credit:

Number of accounts you've recently opened and the proportion of new accounts to total accounts

Number of recent credit inquiries

The time that's passed since recent inquiries or newly-opened accounts

If you've re-established a positive credit history after encountering payment problems

In general, checking to make sure you aren't attempting to open numerous new accounts
Credit scoring software only considers items on your credit report. Lenders typically look at other factors that aren't included in the report, such as income, employment history and the type of credit you are seeking.


What's a Good Credit Score?
Credit scores (usually) range from 340 to 850. The higher your score, the less risk a lender believes you will be. As your score climbs, the interest rate you are offered will probably decline.

Borrowers with a credit score over 700 are typically offered more financing options and better interest rates, but don't be discouraged if your scores are lower, because there's a mortgage product for nearly everyone.

Here's an look at credit scores among the US population in 2003:


Up to 499: 1%
500 - 549: 5%
550 - 599: 7%
600 - 649: 11%
650 - 699: 16%
700 - 749: 20%
750 - 799: 29%
Over 800: 11%

Multiple Credit Scores
Your bank will pull credit reports and scores from all three major credit reporting agencies: Transunion, Equifax and Experian. They'll probably use the middle score to work your loan application. Ask your lender to explain which credit scores will be used and how they affect your loan application.

Once the recipients receive our job orientation by phone the new hires will be able to print all our forms from emails.  Going forward we must firmly insist and suggest that each AFDC/TANF/FS applicant be referred to us before being issued any further government assistance.  I sincerely hope the transition will be a smooth one as we have a job for each and every American. Bare in mind- every student in the United States has sold either cookies or candy for the school and nobody has to be trained to “panhandle”.

Mandatory Cuts ASAP

  1.  Job Readiness/ Job Search Classes for welfare recipients- They cost $15-20 in taxpayer dollars for gas cards and bus passes per recipient.
  2. Section 8 Vouchers- They benefit too few Americans.
  3. Unemployment Compensation- The Corey Miller Food Foundation offers a guaranteed job offer to any American at coreymillerfoodfoundation@gmail.com and workers never can get unemployment unless they are laid off.
  4. Non-labor jails- The 13th Amendment says they should work to pay their debt to society.
  5. SSI Disability for Kids and Crackheads- These are people that could live 80 years and will never pay taxes or hold a job.
  6. Free Food with your tax-free food- All the food stamp recipients qualify and may receive aid at food pantries, the WIC office, commodities (Farmer’s Market) programs, and soup kitchens.

7.                    Free Child Care for the Unemployed- There are over 38 Million people on food stamps and public assistance.

8.                    Free Health Insurance with Free Prescription Drug Coverage for the unemployed- STOP Medicaid

9.                    Advanced Earned Income Credit and Earned Income Credit- These are tax breaks for the poor that enable them to get       a tax refund when they may not owe or have paid any taxes for that particular tax year.

10.                  Free Child Support Enforcement- The average women on public assistance is receiving child support that they are not       reporting to the government (that’s double dipping).

11.                    Free Schooling after free child care and public schools- Everyone in the project qualifies for a pell grant but the job             market doesn’t match the school enrollment.

Home buyers who are seeking a mortgage find out early-on that their credit score plays an important part in the home buying process and in determining the interest rate that a lender offers.

What is a credit score?
A credit score is a number that lenders use to estimate risk. Experience has shown them that borrowers with higher credit scores are less likely to default on a loan.


How are credit scores calculated?
Credit scores are generated by plugging the data from your credit report into software that analyzes it and cranks out a number. The three major credit reporting agencies don't necessarily use the same scoring software, so don't be surprised if you discover that the credit scores they generate for you are different.


Why are credit scores sometimes called FICO scores?
The software used to calculate a great number of credit scores was created by Fair Isaac Corporation--FICO.


Which parts of a credit history are most important?
The pie chart above right shows a breakdown of the approximate value that each aspect of your credit report adds to a credit score calculation. Use these percentages as a guide:


35% - Your Payment History
30% - Amounts You Owe
15% - Length of Your Credit History
10% - Types of Credit Used
10% - New Credit

Your Payment History Includes:

Number of accounts paid as agreed

Negative public records or collections

Delinquent accounts:

total number of past due items

how long you've been past due

how long it's been since you had a past due payment


What You Owe:

How much you owe on accounts and the types of accounts with balances

How much of your revolving credit lines you've used--looking for indications you are over-extended

Amounts you owe on installment loan accounts vs. their original balances--to make sure you are you paying them down consistently

Number of zero balance accounts

Length of Credit History:

Total length of time tracked by your credit report

Length of time since accounts were opened

Time that's passed since the last activity

The longer your (good) history, the better your scores

Types of Credit:

Total number of accounts and types of accounts (installment, revolving, mortgage, etc.)

A mixture of account types usually generates better scores than reports with only numerous revolving accounts (credit cards)

Your New Credit:

Number of accounts you've recently opened and the proportion of new accounts to total accounts

Number of recent credit inquiries

The time that's passed since recent inquiries or newly-opened accounts

If you've re-established a positive credit history after encountering payment problems

In general, checking to make sure you aren't attempting to open numerous new accounts
Credit scoring software only considers items on your credit report. Lenders typically look at other factors that aren't included in the report, such as income, employment history and the type of credit you are seeking.


What's a Good Credit Score?
Credit scores (usually) range from 340 to 850. The higher your score, the less risk a lender believes you will be. As your score climbs, the interest rate you are offered will probably decline.

Borrowers with a credit score over 700 are typically offered more financing options and better interest rates, but don't be discouraged if your scores are lower, because there's a mortgage product for nearly everyone.

Up to 499: 1%
500 - 549: 5%
550 - 599: 7%
600 - 649: 11%
650 - 699: 16%
700 - 749: 20%
750 - 799: 29%
Over 800: 11%

Multiple Credit Scores
Your bank will pull credit reports and scores from all three major credit reporting agencies: Transunion, Equifax and Experian. They'll probably use the middle score to work your loan application. Ask your lender to explain which credit scores will be used and how they affect your loan application.

The mission of Dress for Success
is to promote the economic independence of disadvantaged women by providing professional attire, a network of support and the career development tools to help women thrive in work and in life.

Founded in New York City in 1997, Dress for Success is an international not-for-profit organization offering services designed to help our clients find jobs and remain employed. Each Dress for Success client receives one suit when she has a job interview and can return for a second suit or separates when she finds work.

Since 1997, Dress for Success has served more than 500,000 women around the world. Each year we reach more than 45,000 women in the United States, Canada, the United Kingdom, New Zealand, the Netherlands, Mexico, Poland and the West Indies. All Dress for Success organizations are not-for-profit entities, with Dress for Success Worldwide and its U.S. affiliates having 501(c)(3) charitable status and those outside the U.S. operating as registered charities. Clothing donations and financial contributions made to Dress for Success affiliates within the U.S. are tax deductible to the extent allowed by law.

In February 1998 Janelle Ray (an Americorps VISTA volunteer) and Anne Jones (a member of Idlewild Presbyterian Church) established the Career Closet. The organization affliated with Dress for Success Worldwide in August 1999. Since the inception of Dress for Success Memphis, over 4,500 women have been served in the Memphis Metropolitan Area.

Dress for Success serves clients by referral only, and women must have an interview scheduled before receiving clothing. Our clients come to us from a continually expanding and diverse group of non-profit and government agencies including homeless shelters, immigration services, job training programs, educational institutions and domestic violence shelters, among many other organizations. More than 3,000 organizations throughout the world send women to Dress for Success for professional apparel and career development services.

On her initial visit a woman receives a suit appropriate for the industry in which she is interviewing and, if available, accessories. After a woman finds a job she returns to Dress for Success for additional clothing that can be mixed and matched to make several outfits, providing her with the foundation for a professional wardrobe.

While we may be best known for providing suits to women, it is our employment retention programs that are the cornerstone of the organization. Soon after Dress for Success was founded we came to recognize that finding work is only one step in a woman's journey towards economic independence; remaining employed and building a rewarding career are essential if a woman is to become self-sufficient.

To meet the need for services that would help women both find and keep jobs, we established the Professional Women's Group (PWG) program, which offers women ongoing support as they successfully transition into the workforce, build thriving careers and prosper in the mainstream workplace. Once a woman joins the PWG she is a member for life, able to attend meetings at any affiliate throughout the world, and can benefit from additional employment retention and mentoring programs.

Dress for Success also has developed Career Center, an initiative that promotes confidence and professionalism by providing women career guidance, the chance to acquire technology skills and assistance in their job searches.

Another way in which Dress for Success supports women joining or returning to the workforce is through
Steps to Success, an initiative that focuses on the crucial first 30 days of employment, during which newly-hired women face many potential challenges. Made possible by the generosity of the National Endowment for Financial Education, the Steps to Success: A Guide to Success in the Workplace publication helps women prepare for their new jobs, identifies barriers they might encounter during their first days, encourages them to plan for their futures and highlights resources that can assist them during this transition, including the Professional Women's Group.

We use our Sponsors names and websites to solicit future contributions in all our print advertisements, broadcast media, promotional videos, and public service announcements that create public awareness.  Plus we have partnered with Fox 13 and other media outlets to make sure our voice is heard.
